Customers often ask if using Sealed will make their home more valuable when it’s time to sell. 

It’s a tricky question to answer, because there are many factors that impact a home’s resale value at any given time. That’s why the most honest answer we can give to the question is: maybe.

That being said, there is a mounting body of evidence that suggests that energy efficiency is becoming a serious consideration for homebuyers. This same research also suggests that homebuyers are willing to pay more for greener houses. 

There are a few reasons for this. A more efficient house costs less over time. It also means a new homeowner won’t have to bear the burden of making these upgrades themselves. And it’s better for the planet.

Natural gas

In a survey of New England realtors, the Boston Globe found that homes equipped with natural gas heat commanded $11 more per square foot—a difference of $22,000 on a 2,000-square-foot-home.

Natural gas is more convenient—because it’s piped directly to your home, you don’t have to arrange deliveries like you do with oil. New natural gas furnaces are also incredibly efficient, and waste far less energy than old oil furnaces.

Smart home tech

In a survey conducted by real estate giant Coldwell Banker, 81 percent of respondents said they would be more likely to buy a home if it already had smart home tech installed.

Why homebuyers care

Smart home tech, like smart thermostats, can work wonders in reducing energy use and making your home more comfortable. 

As time goes by, smart thermostats actually learn your temperature preferences and patterns. This means that these little geniuses figure out when to raise and lower your home’s temperature, and in which rooms, based on your behavior. And because they’re connected to the internet, you can control smart thermostats from anywhere using your smartphone.

MEEA, the Midwest Energy Efficiency Alliance, reports that green-certified homes sold for 9.5% more than non-certified homes.

Why homebuyers care

There are very few guarantees in life, and certification is one way for homebuyers to have some peace of mind that they’re paying for work done to a high standard. 

These days, certifications such as ENERGY STAR are typically awarded to new builds. Sealed does not currently offer certification on our installs. But we do work exclusively with home performance contractors certified by the Building Performance Institute.
